Concrete tiles grew in popularity in the late 1980’s and early 1990’s in part because they promised to last a lifetime. Many of those roofs have been replaced due to some significant underlying problems.

Strong winds can also damage roof tiles, causing them to come loose or shift. Tree branches that touch your roof when blown by strong winds can crack or cause tiles to come loose. Walking on a roof to clear debris off the tiles is also problematic because the tiles can crack or break under the weight.

While the tiles themselves claim to last 50 years, the materials in the underlayment and batten system are not designed to last that long and often needs to be replaced much sooner. The elevated batten system used with tile roofs creates an ideal environment for bats which can wreak havoc on the felt under the tiles.

In addition to bats, water and debris can collect on the underlayment. Wood rot and damage should not be ignored as it as it will eventually lead to mold, leaking and damage inside your home.
